Bringing New Life to a Southgate Garage Floor Coating with Polyurea
A recent project in Southgate, Michigan gave us the chance to rescue a two-car garage floor that had seen a lot of hard years — extensive pitting, spider cracks, and general wear that had aged the whole space. Here's what the job actually looked like, step by step.
Inspection & Preparation
Before touching a grinder we walked the slab, mapped every crack and low spot, and put together a repair plan. Years of deterioration meant this wasn't just a cosmetic coating job — the surface needed real prep before anything premium went down on top of it.
Surface Work
We ground down the rough, pitted areas until we had a clean, sound substrate. Cracks got filled and smoothed flush with the slab. The expansion joints — which had chipped out over the years — were re-cut and rebuilt with rounded bevels, which both protect the joint long-term and give the finished floor a cleaner, more polished look.
Coating Application
With the concrete properly prepped, we broadcast the flake and locked everything in with a polyurea system in Coffee Bean — a rich, warm brown that reads sharp under garage lighting.
Polyurea is roughly four times stronger than traditional epoxy and stays flexible enough to move with Michigan's temperature swings — critical on a slab that lives through 90° summers and sub-freezing winters. It's backed by a 15-year manufacturer warranty against chipping and peeling and a lifetime warranty against UV fading. The warranty transfers to future owners, too, which is a real add when it comes time to sell.
Weather Considerations
One of the reasons we run polyurea year-round is that it can be applied in cold temperatures — we're not sitting on our hands from November to April. If the forecast turns while we're working, plastic sheeting keeps the fresh floor completely protected from rain until it's cured.
Finishing
We finished by coating the steps and vertical edges to match, so the whole space reads as one continuous, intentional finish instead of a floor floating in the middle of an unfinished garage.
Key Benefits
- Single-visit installation for a typical garage — prepped, coated, and topcoated in one trip.
- Durable against day-to-day wear, UV exposure, and moisture — including road salt and dripping oil.
- Low-maintenance, slip-resistant, and stain-resistant. Sweep and mop — that's the whole care routine.
