Two kinds of Flat Rock concrete — and we know both.

Flat Rock is a genuine mix. Roughly a fifth of the city's homes were built between 2000 and 2009 — the brick colonials in Celtic Farms and the subdivisions off Telegraph, most with full basements and attached two-car garages. The rest of the city leans older: postwar bungalows and ranches in the downtown core between Telegraph and Gibraltar Road, and the established homes of Huron Drive Estates and Woodcreek Park along the river.

Those two eras fail in different ways. The newer slabs were finished with a builder-grade broom texture and never sealed, so they dust, soak up oil, and hold winter salt like a sponge. The older slabs have lived through fifty or more Michigan freeze-thaw seasons — pitting, spalling at the door, spider cracks, and expansion joints that have chipped out. We prep each one for what it actually is, not what a one-size kit assumes.

    Diamond grinding

    We mechanically grind the entire floor to open the concrete and create the profile a premium coating needs to bond permanently. No acid etching, no shortcuts.

  3. 03

    Crack & joint repair

    Pits, spider cracks, and chipped expansion joints are filled, rebuilt, and smoothed flush so the finished floor reads as one clean surface.

  4. 04

    Base coat & flake

    A 100% solids polyurea base coat goes down, then your chosen flake blend is broadcast to full refusal for complete, even coverage.

  5. 05

    Scrape & polyaspartic topcoat

    Excess flake is scraped smooth, then everything is sealed under a UV-stable, slip-resistant polyaspartic topcoat that stays beautiful for life.

  6. 06

    Cure & enjoy

    Light foot traffic after about 24 hours, park on it after 48. Then just sweep and mop — that's the whole maintenance routine.
