Woodhaven Homes

A younger city, a lot of two-car garages, and slabs that were never sealed.

Woodhaven is younger than the river cities next door. It only became a city in 1965, and more than a third of its homes were built in the 1970s — ranches and colonials on bigger lots than you'll find in Trenton or Wyandotte. Another third went up in the 1990s and 2000s: two-story subdivisions, condos, and townhomes clustered around the Allen Road and West Road corridors. The median Woodhaven home was built in 1979, and an attached two-car garage is simply the norm here.

Those garages have two typical stories. The 1970s slabs are now forty-five to fifty-five years old and show it — pitting at the door, salt scaling, hairline cracks, and old stains. The 1990s and 2000s slabs look newer but were finished with a builder-grade broom texture and never sealed, so they dust constantly and drink up oil and road salt from the first winter on. Both take a premium coating beautifully once they're properly ground and repaired.

And Woodhaven garages stay busy. Shift bags from the Ford Woodhaven Stamping Plant, strollers for the splash pad at Civic Center Park, bikes for the Downriver Linked Greenways, coolers and kayaks for Lake Erie Metropark, Warriors sports gear — it all lands on that floor. We make it a floor that can take it and still look like part of the house.

What We See on Woodhaven Floors

What Woodhaven concrete is up against.

Soil

Former farmland with slow-draining clay

Most of Woodhaven was farm ground into the 1980s, and it sits on the same lakebed clay as the rest of Downriver — soil that stays saturated for days and pushes moisture up through slabs. We moisture-test basement floors before coating, and the non-porous polyurea we install is made for this kind of ground.

Winter

Salt from I-75, Allen Road and West Road

I-75 runs straight through the middle of Woodhaven, and Allen and West Roads are salted hard all winter. That brine rides in on your tires and melts onto bare concrete, where it slowly scales the surface. A sealed, non-porous floor lets it wipe right up.

1970s Slabs

Fifty-year-old garage floors in the original subdivisions

The 1970s ranches and colonials in neighborhoods like King Estates and Woodbury Village have slabs that have seen five decades of freeze-thaw. Pitting, threshold spalling, and chipped joints are normal — and our full grind-and-repair prep is built for exactly that.

Newer Builds

Builder-grade slabs from the 1990s and 2000s

A newer subdivision slab usually looks fine and performs poorly: dusting, staining, and etching from the first winter. These floors are often the fastest, most dramatic transformations we do — grind, repair, coat, and it looks like a different garage.

Our Process

How a Woodhaven floor gets finished to last a lifetime.

  1. 01

    Free in-home walkthrough

Joe walks your slab with you — about 20 minutes. He'll check the concrete's condition, test for moisture where it matters, talk colors, and give you an honest quote. No pressure, ever.

  2. 02

    Diamond grinding

We mechanically grind the entire floor to open the concrete and create the profile a premium coating needs to bond permanently. No acid etching, no shortcuts.

  3. 03

    Crack & joint repair

Pits, spider cracks, and chipped expansion joints are filled, rebuilt, and smoothed flush so the finished floor reads as one clean surface.

  4. 04

    Base coat & flake

A 100% solids polyurea base coat goes down, then your chosen flake blend is broadcast to full refusal for complete, even coverage.

  5. 05

    Scrape & polyaspartic topcoat

Excess flake is scraped smooth, then everything is sealed under a UV-stable, slip-resistant polyaspartic topcoat that stays beautiful for life.

  6. 06

    Cure & enjoy

Light foot traffic after about 24 hours, park on it after 48. Then just sweep and mop — that's the whole maintenance routine.
