Serving Romulus 48174 · Lifetime UV Warranty · 15-Yr Manufacturer Warranty · Owner On Every Job
Every kind of Romulus garage — one standard of floor.
Fortified Concrete Coatings installs premium, commercial-grade, 100% solids polyurea and polyaspartic floor coatings for garages, basements, patios, pole barns, and commercial floors throughout Romulus, Michigan (48174) — the neighborhoods around downtown at Goddard and Wayne Road, the plats along Merriman, Middlebelt, and Wick, the large-lot properties toward Huron River Drive, and the newer subdivisions like The Fairways at Gateway.
Our shop is in Flat Rock, about twenty minutes away via I-275 or Huron River Drive, and owner Joe Wilson personally walks every Romulus project. Every floor is fully diamond-ground, repaired by hand, and sealed under a UV-stable, slip-resistant polyaspartic topcoat — then backed by a lifetime UV warranty and a 15-year manufacturer warranty against chipping, peeling, and delamination.
Three eras of housing on thirty-six square miles.
Romulus is the biggest city by area in our service radius, and it's a real mix. About 42 percent of homes are postwar ranches from the 1940s through the 60s in plats like Sunnyside Acres, Wayne View Gardens, and Middlebelt Park near downtown. A third are 1970s-to-90s subdivisions like Oakbrook, Meadowbrook, Shadowoods, and Penn Belt Highlands. And a full fifth were built after 2000 — the largest share of new housing Downriver — in communities like Avalon Meadows, Wyndclift Estates, and the golf-course neighborhoods at Gateway, where new colonials with attached two-car garages are still going up. Add the large-lot properties toward the Huron River with their pole barns and outbuildings, and there's a lot of concrete in Romulus.
Each era fails its own way. The postwar slabs have sixty or more winters on them — pitting, cracks, and old stains. The 70s-to-90s slabs are builder-grade and were never sealed. The 2000s and newer slabs look great and dust constantly. Pole barns take a beating from equipment and salt. We prep each one for what it actually is, and our system is built for all of them.
Romulus garages carry a lot: hockey and swim bags from the Romulus Athletic Center, bikes for Elmer Johnson Park, kayaks and fishing gear for Lower Huron Metropark, and the airport-shift schedule that means the garage door opens at every hour. A coated floor keeps up with it and still looks like part of the house.

What Romulus concrete is up against.
Ecorse Creek headwaters and Huron River lowlands
The North Branch of Ecorse Creek starts in Romulus, the soils are mostly flat lakebed clay, and the July 2025 flash flood that closed roads and stopped flights at DTW is a reminder of how fast water sits here. We moisture-test basement slabs before coating, and the non-porous polyurea we install is made for this kind of ground.
Postwar slabs near downtown
Nearly half of Romulus's homes were built before 1970. Pitted thresholds, spider cracks, chipped joints, and decades of oil are normal on those garage floors — and our full grind-and-repair prep restores a sound, level surface before a single drop of coating goes down.
Outbuildings on the large lots
Romulus's large-lot properties often have pole barns and detached workshops with bare slabs that take equipment, salt, and oil every day. A polyurea system with a urethane cement option is the right floor for that abuse — durable, easy to clean, and installed in cold weather.
Salt from I-94, I-275, Merriman and Eureka
Airport and logistics traffic keeps Romulus's corridors salted hard all winter. That brine rides in on your tires and melts onto bare concrete, where it slowly scales the surface. A sealed, non-porous floor lets it wipe right up.
Every concrete floor in the house — not just the garage.
