Floors built for a city on the water.
Fortified Concrete Coatings installs premium, commercial-grade, 100% solids polyurea and polyaspartic floor coatings for garages, basements, patios, and commercial floors throughout Gibraltar, Michigan — the canal homes on Horse Island, Edmond Island, Hall Island, and the rest of the island neighborhoods, the older ranches along West Jefferson and Gibraltar Road, and the newer subdivisions north of Middle Gibraltar Road like Island Estates.
Our shop is in Flat Rock, about ten minutes west on Gibraltar Road, and owner Joe Wilson personally walks every Gibraltar project. Every floor is fully diamond-ground, repaired by hand, and sealed under a UV-stable, slip-resistant polyaspartic topcoat — then backed by a lifetime UV warranty and a 15-year manufacturer warranty against chipping, peeling, and delamination. In a city where the Detroit River is a few feet from the slab, moisture testing isn't a formality — it's the first thing we do.
Five miles of canals, and concrete that lives with the lake.
Gibraltar is unlike anywhere else we work. More than five miles of canals thread through the islands, and the homes along them run from original wood-frame cottages and 1950s-to-70s ranches — the 1970s were the city's biggest building decade — to the larger replacements that have gone up on canal lots over the last thirty years. North of Middle Gibraltar Road, the 1990s and 2000s subdivisions like Island Estates are still filling in. Nearly eight in ten homes are owner-occupied, and the median resident is about fifty — people here stay.
Water shapes the concrete. Gibraltar's own flood-protection program tells the story: recurring high water from lake-level swings and east winds, sirens when the river gauge hits its threshold, city pumps at the usual trouble spots, and memorable floods in 1952, 1973, 1985, 2019, and the record spring of 2020. Slabs on the canal lots sit close to the water table, and moisture pushes up through bare concrete. That's exactly the situation a properly prepped, non-porous polyurea floor is made for — and exactly where a cheap kit fails fastest.
Gibraltar garages are boat garages. Life jackets, fishing gear, kayaks bound for Humbug Marsh, dock lines, and the salt and slush that rides in on the tires every winter — it all lands on that floor. A coated garage handles the wet, hoses off clean, and looks like part of the house.

What Gibraltar concrete is up against.
Canal lots a few feet above the river
On the islands and along the canals, the water table sits right under the slab, and moisture vapor pushes up through bare concrete year-round. We moisture-test every Gibraltar floor before coating, and the non-porous polyurea we install is made for wet ground — once any active water is under control.
High lake years like 2019 and 2020
When Lake Erie runs high, Gibraltar's streets and garages get wet — the city's flood program exists for a reason. A sealed, non-porous floor won't stop a flood, but it means a garage or basement that dries out and cleans up instead of staining, dusting, and holding moisture afterward.
1950s-to-70s ranch slabs
Nearly half of Gibraltar's homes were built between 1950 and 1979. Pitted thresholds, spider cracks, chipped joints, and decades of oil are normal on those garage floors — and our full grind-and-repair prep restores a sound, level surface before a single drop of coating goes down.
Salt from Fort Street, West Jefferson and I-75
Fort Street is a state trunkline and West Jefferson is salted hard all winter. That brine rides in on your tires and melts onto bare concrete, where it slowly scales the surface. A sealed, non-porous floor lets it wipe right up.
Every concrete floor in the house — not just the garage.
