Serving Brownstown Township · Lifetime UV Warranty · 15-Yr Manufacturer Warranty · Owner On Every Job
Our shop's next-door township.
Fortified Concrete Coatings installs premium, commercial-grade, 100% solids polyurea and polyaspartic floor coatings for garages, basements, patios, and commercial floors throughout Brownstown Charter Township, Michigan — the north section along Telegraph, Sibley, and Van Horn near Taylor and Southgate, and the south section along Gibraltar Road and West Jefferson down to the Lake Erie shore. Brownstown addresses carry Trenton, Flat Rock, Rockwood, and Riverview ZIP codes (48183, 48134, 48173, 48193), and we cover all of them.
Our shop is in Flat Rock, which Brownstown surrounds on three sides, so most Brownstown homes are five to fifteen minutes away. Owner Joe Wilson personally walks every project. Every floor is fully diamond-ground, repaired by hand, and sealed under a UV-stable, slip-resistant polyaspartic topcoat — then backed by a lifetime UV warranty and a 15-year manufacturer warranty against chipping, peeling, and delamination.
Downriver's newest housing — and the slabs that came with it.
Brownstown is the youngest housing stock in our service area. The median home was built in 1994, and more than half the township went up after 1990: the 1990s and 2000s colonials in subdivisions like Prairie Creek Village, Chatham Park, and Oakwood Estates, the Bridgewater 55-plus community off Telegraph, and the newest builds in Wheatland Estates and Woodcreek Meadows. Another fifth of the township dates from the 1970s — ranches and colonials in the older plats like Sleepy Hollow and Dawnshire — plus rural pockets and lakeshore homes in the south section. Nearly eight in ten homes are owner-occupied, and an attached two-car garage is simply standard.
Newer doesn't mean sealed. A 1990s or 2000s builder-grade slab was finished with a broom texture and left bare, so it dusts constantly, soaks up oil, and holds road salt like a sponge. The 1970s slabs have fifty winters of freeze-thaw on them — pitting at the door, salt scaling, hairline cracks. Both take a premium coating beautifully once they're properly ground and repaired, and the newer ones are often the fastest, most dramatic transformations we do.
Brownstown garages stay busy: coolers and kayaks for Lake Erie Metropark, waders for Pointe Mouillee, hockey and soccer bags from the Brownstown Sports Center, bikes for the Metropark trails, and the weekly haul from the Telegraph corridor. A coated floor keeps up with it and still looks like part of the house.

What Brownstown concrete is up against.
Poorly drained lakeplain clay
The state's own watershed study of Brownstown Creek and the Blakely Drain describes the township's soils as poorly drained, fine-textured lakeplain clay with low permeability — ground that stays saturated for days and pushes moisture up through slabs. We moisture-test basement floors before coating, and the non-porous polyurea we install is made for this kind of ground.
High water table in the south section
Along West Jefferson, Gibraltar Road, and the Lake Erie and Huron River shoreline, the water table sits close to the surface. Basements and slabs here need extra attention to moisture, and we'll tell you honestly if a drainage issue should be solved before a coating goes down.
Builder-grade slabs from the 1990s and 2000s
More than half of Brownstown's homes are from the last thirty-five years, and almost none of those garage slabs were ever sealed. They look fine and perform poorly — dusting, staining, and etching from the first winter. Coating them now means less repair and a faster install.
Salt from Telegraph, I-75 and Fort Street
Telegraph and I-75 run straight through the township and are salted hard all winter. That brine rides in on your tires and melts onto bare concrete, where it slowly scales the surface. A sealed, non-porous floor lets it wipe right up.
Every concrete floor in the house — not just the garage.
