Riverview is really two neighborhoods with one city hall. East of Fort Street is the original grid — Cape Cods, bungalows, and brick ranches from the 1920s through the 50s, running down to the riverfront along Jefferson and the Grosse Ile bridge, in plats like Riverview Gardens, Park Terrace, and Wyandotte Heights. West of Fort Street, around Riverview Highlands Golf Course and out toward Sibley and Grange, the city grew in the 1970s, 80s, and 90s: colonials and ranches on wide streets and generous lots in Golf View Greens, Parke East Golf Estates, Westbrook Highlands, and Huntington Meadows. Almost half the city's homes date from each era.
The east-side slabs have lived through seventy or more Michigan winters and sit close to the river's water table, so we see pitting, cracks, and damp basements. The west-side slabs are thirty to fifty years old and typically builder-grade — they look fine and perform poorly, dusting and staining from the first winter on. Both take a premium coating beautifully once they're properly ground and repaired.
