A 1950s city with 2026 expectations.
Southgate grew up fast after the war. Nearly six in ten homes were built between 1940 and 1969, and the older east side near Fort Street — roughly sixty percent of the city's residential area — is a grid of brick ranches and bungalows in plats like Fordville, Old Homestead, Southgate Gardens, and Mortendale Park. Head west toward Allen Road and Northline and the housing gets younger: 1960s and 70s colonials and tri-levels, then 1990s and 2000s condo communities like Gatewoods, Raleigh Square, and The Manors at Southtown.
That east-side concrete has been through seventy Michigan winters. We see pitted thresholds, spider cracks, expansion joints that have chipped out, and a lot of old oil. The newer west-side slabs have a different problem: a builder-grade broom finish that was never sealed, so it dusts and stains from the first winter on. We prep each floor for what it actually is.
