A river town and a 1980s suburb, with two very different slabs.
Rochester Hills was Avon Township until 1984, and most of its houses went up in the decades around that change. Census figures show roughly two-thirds of its homes were built between 1970 and 1999, with the 1980s the single biggest decade and a median build year of 1984. Those are the brick colonials and ranches in places like Brooklands, the Hampton area, Fairview Farms, Wildflower, and Huntington Park, nearly all with attached two- and three-car garages and full basements. Those slabs are 25 to 50 years old now.
The City of Rochester is older at its core and newer at the edges. It was settled in 1817 where the Clinton River and Paint Creek powered its early mills, and about one in five of its homes dates from before 1960. You'll find century-old houses within walking distance of Main Street, alongside a big wave of 1990s and 2000s construction and newer condos. An old downtown slab and a 2000s builder slab have very different problems, so we grind and repair each one for what it actually is.
And Rochester garages work hard. Bikes come back muddy from the Paint Creek Trail and the Clinton River Trail, which meet right in town. Kayaks and fishing gear come home from Stony Creek Metropark and the lake at Spencer Park. There are fall trips out Avon Road to Yates Cider Mill and move-in weekends at Oakland University. Then winter brings slush tracked home from the Big Bright Light Show crowds on Main Street. For a lot of these families, the garage is the main way into the house, so the floor should look like it.

Rolling sandy ground and wet river bottoms
Unlike the flat clay plain Downriver, Rochester Hills is rolling glacial country. It climbs from about 690 feet in the southeast to over 1,000 feet in the northwest. Much of it is sandy loam and loamy sand that drains well, but the low ground along the Clinton River, Paint Creek, and Stony Creek has poorly drained bottomland soils. The ground under one subdivision can behave very differently from the next, so we moisture-test every slab before we coat it.
Road salt from M-59, Rochester Road & Walton
Every winter, salt brine comes off the M-59 freeway, Rochester Road (M-150), Walton Boulevard, Adams, and Avon Road and melts into your garage. Bare concrete soaks it up, and freeze-thaw cycles slowly scale and pit the surface, worst at the door where the car drips. A sealed, non-porous floor lets salt and slush wipe right up instead of soaking in.
Homes near the river corridors
The Clinton River and Paint Creek run straight through downtown Rochester, and the Clinton winds on through Rochester Hills. Paint Creek has flooded the town before: a 1946 flood broke the dam that held Chapman Mill Pond. In the lower-lying neighborhoods near the water, basements can run damp, so we check slab moisture carefully and tell you honestly if drainage needs fixing first.
Forty-year-old garage floors in the subdivisions
Rochester Hills' typical slab dates from the 1970s, '80s, or '90s. By now it usually has a pitted apron, shrinkage cracks, chipped control joints, and decades of oil soaked into the surface. Those floors respond beautifully to full diamond grinding and hand repair, and the change from tired gray concrete is dramatic.
