The City of Ypsilanti is one of the oldest housing stocks in the region. About a third of the city's homes were built before 1940, and more than half went up before 1960. That's the Greek Revival, Italianate, and Queen Anne homes of the Ypsilanti Historic District — one of the largest in Michigan, covering Depot Town and the Michigan Avenue core — plus the 1920s and '30s Colonial Revivals, bungalows, and Tudors of Normal Park and the 1950s brick ranches of College Heights just west of Eastern Michigan University. Garages here are often detached, and basements are often original.

Ypsilanti Township tells a different story. Its single biggest building decade was the 1970s, and close to three in ten homes were built in the 1950s and '60s — the ranches and tri-levels of neighborhoods like Gault Village, Sugarbrook, and Appleridge. Then came a second boom: more than a quarter of the township's homes were built between 1990 and 2009, including Greene Farms, Partridge Creek, The Preserves, Millpointe, and Creekside Village south of Ford Lake and I-94, most with attached garages and full basements. A 1920s basement floor, a 1970s garage slab, and a 2000s builder-grade slab each fail in their own way, and we grind, repair, and moisture-test each one for what it actually is.

And Ypsi garages work hard. The "Ypsi" soil series was established right here in Washtenaw County: sandy loam over a dense clay layer on old lake plains and terraces, rated somewhat poorly drained. Water moves through the sandy top and then stalls at the clay, which keeps moisture sitting under slabs and against basement floors. We moisture-test every floor before we coat.

Winter

I-94 cuts right through Ypsilanti Township, US-12 (Michigan Avenue) runs alongside it through town, and M-17 (Washtenaw Avenue) carries traffic between Ypsi and Ann Arbor all winter long. That brine rides home in your wheel wells and melts onto the slab. A sealed, non-porous floor lets it wipe up instead of soaking in and scaling the surface.

The Huron River runs through the heart of Ypsilanti and widens into Ford Lake, a 975-acre reservoir, before flowing on toward Belleville Lake near Rawsonville.     Light foot traffic after about 24 hours, park on it after 48. Then just sweep and mop — that's the whole maintenance routine.
