Ann Arbor's housing spans more than a century. About one in seven homes in the city was built before 1940 — the Queen Annes, bungalows, and Tudors of Burns Park and Lower Burns Park, and the 1860-to-World-War-I frame houses of the Old West Side. But the single biggest building decade was the 1960s, which accounts for more than a fifth of the city's housing. That's the era of Georgetown's brick ranches and Cape Cods near Ellsworth and Stone School Road, the Lansdowne ranches and tri-levels off Scio Church Road, and Glacier Highlands on the northeast side, where homes typically came with full basements and two- or three-car attached garages.

Those eras wear out differently. A 1960s attached-garage slab has lived through roughly sixty Michigan freeze-thaw seasons — pitting at the apron, spalled control joints, spider cracks, and decades of oil and salt soaked into bare concrete. Older basements in the pre-war neighborhoods tend to be the real project: patched, uneven, and porous floors that have never been sealed. And in Ann Arbor Hills, where mid-century modern homes sit next to historic estates and brand-new construction, we see everything in a single street. We grind, repair, and moisture-test each floor for what it actually is.

And Ann Arbor garages work hard. Glacial ground that changes block to block

Ann Arbor sits on deposits left by the last glacier — clay-rich till along the Fort Wayne Moraine on the west side and a sandier outwash plain through the flat central and south parts of the city. Some of the area's heavy clay soils hold a seasonal high water table near the surface from winter into spring. That pushes moisture up into slabs, so we moisture-test every basement and garage before we coat.

Ann Arbor is wrapped in highways — I-94 on the south and west, US-23 on the east, M-14 on the north — plus heavy salt routes like Washtenaw Avenue, Stadium Boulevard, and Plymouth Road. With close to five feet of snow in an average winter, that brine rides home in your wheel wells and melts onto the slab. A sealed, non-porous floor lets it wipe up instead of soaking in.

Besides the Huron River itself, the city has mapped floodplains along Allen, Malletts, Millers, Swift Run, and Traver Creeks. Homes near those corridors are more likely to have damp basements.     Diamond grinding

    We mechanically grind the entire floor to open the concrete and create the profile a premium coating needs to bond permanently. No acid etching, no shortcuts.

  3. 03

    Crack & joint repair

    Pits, spider cracks, and chipped expansion joints are filled, rebuilt, and smoothed flush so the finished floor reads as one clean surface.

  4. 04

    Base coat & flake

    A 100% solids polyurea base coat goes down, then your chosen flake blend is broadcast to full refusal for complete, even coverage.

  5. 05

    Scrape & polyaspartic topcoat

    Excess flake is scraped smooth, then everything is sealed under a UV-stable, slip-resistant polyaspartic topcoat that stays beautiful for life.

  6. 06

    Cure & enjoy

    Light foot traffic after about 24 hours, park on it after 48. Then just sweep and mop — that's the whole maintenance routine.
