Southfield Homes

A city built almost entirely between 1950 and 1980 — and so were its garage floors.

Southfield was mostly farmland until after World War II, then grew from about 18,500 residents in 1950 to more than 75,000 by 1980 — it was the fastest-growing city in Michigan in the 1960s. Census estimates show the result: roughly 19% of Southfield's housing was built in the 1950s, about 24% in the 1960s, and another 26% in the 1970s, so close to seven in ten homes date from 1950 to 1979. Fewer than 7% have been built since 2000. That's the era of Northland Gardens, the 117-home mid-century modern ranch district platted in 1956 between Southfield Road and the Lodge; Plumbrooke Estates, the cul-de-sac neighborhood north of Nine Mile and west of Evergreen, platted in 1960; and the split-levels and International Style homes of Washington Heights. Southfield's postwar builders sold one-level living, patios, hobby rooms, and attached garages.

Those garages are now pushing sixty or seventy years old. A 1950s or '60s slab has absorbed decades of oil, road salt, and freeze-thaw cycles — pitting at the apron, spalled control joints, spider cracks, and low spots that hold water. Many have been patched more than once, and the patches rarely match. These floors need real diamond grinding and hand repair before any coating goes down, and that's exactly how we prep them. Clay loams, blue clay, and high water tables

Southfield's own parks master plan describes the city's soils as silty to clay loams, with some areas of sand and blue clay, and notes that many areas are poorly drained with high water tables. Rapid building in the 1960s and '70s also stripped and disturbed a lot of the original topsoil. That combination pushes moisture up into slabs — especially basements — so we moisture-test before we coat.

Southfield sits at the Mixing Bowl, where I-696, M-10 (the Lodge), Telegraph Road, Lahser, and Franklin Road come together, and the Southfield Freeway ends at the Lodge near Nine Mile. Bare concrete soaks up that brine and slowly scales; a sealed, non-porous floor lets it wipe right up.

The Main Branch of the Rouge River runs south through Southfield, joined by tributaries the city lists as the Rummell Drain, Evans Branch, Tamarack Drain, and Pebble Creek, and the Ravines Branch feeds Carpenter Lake.     Excess flake is scraped smooth, then everything is sealed under a UV-stable, slip-resistant polyaspartic topcoat that stays beautiful for life.

  6. 06

    Cure & enjoy

    Light foot traffic after about 24 hours, park on it after 48. Then just sweep and mop — that's the whole maintenance routine.
