Saline's housing comes in clear waves. About a third of the city's homes went up in the 1960s and '70s — neighborhoods like Rolling Meadows, where most of the ranches and two-stories near downtown date to the 1960s. Then came the big growth spurt: close to 40% of Saline's homes were built between 1990 and 2009, in subdivisions like Torwood on the west side, Hunter's Ridge off Fosdick, and Brookview Highlands up at Textile and Maple. And roughly one home in twelve predates 1940, clustered around the historic downtown.
Each era brings its own concrete. The older slabs near downtown have lived through decades of freeze-thaw and salt — pitting, scaling at the door, and cracks that have opened up over time. The 1990s and 2000s homes typically have larger attached garages and full or walkout lower levels, finished with builder-grade broom-textured slabs that were never sealed, so they dust, stain, and soak up winter brine. Out in Saline Township, where agriculture is still the backbone, pole barns and detached shops add a third kind of floor: big, open slabs that take a beating from equipment, trucks, and mud.

Much of the Saline area sits on glacial till soils like Blount, Glynwood, and Pewamo — fine-textured clay loams that range from moderately well drained to very poorly drained. Water lingers in that ground after a soaking rain, and it works its way up through slabs, especially in basements. We moisture-test before we coat, and the non-porous polyurea system we install is built for Michigan freeze-thaw ground.

US-12 — Michigan Avenue — runs straight through downtown Saline and carries well over 20,000 vehicles a day, and commuters add Ann Arbor-Saline Road and the US-23 interchange at Exit 34 to the mix. All of it is heavily salted every winter, and that brine rides home on your tires. Bare concrete absorbs it and slowly scales; a sealed, non-porous floor lets it wipe right up.
Homes near the river and its floodplain
The Saline River winds right through town, past Mill Pond Park and Curtiss Park and through floodplain forest on its way south to Milan and the River Raisin. Homes on the lower ground near the river can see damp basements. We take extra care with slab moisture here, and we'll tell you honestly if a drainage issue should be fixed before any coating goes down.

Saline Township is a small agricultural township with an active farmland preservation effort, and many properties around Saline have pole barns, detached garages, and workshops.
