Auburn Hills has only been a city since 1983, when Pontiac Township merged with the village of Auburn Heights, and most of its housing came with that growth. Census figures put the median home here at 1991, and more than half of the city's housing was built between 1980 and 2009, with the 1990s the single biggest decade. That was the era of the Chrysler Technology Center and Great Lakes Crossing, and of communities like Heritage in the Hills, the 55-and-over neighborhood just north of Oakland University built between 1999 and 2004, where most homes have an attached two-car garage. Those slabs are now 20 to 40 years old.
The other side of town is much older. The original settlement of Auburn dates to 1821, on the Clinton River near today's Auburn and Squirrel Roads, and about a quarter of the city's homes were built before 1970. You'll find them in the established neighborhoods the city has planned around by name: Churchill, off Auburn Road; Vinewood, near Joslyn Road; Meldrum Acres, with its roughly one-acre lots between Alberta and Lake Angelus Road; and Auburn Heights Manor, whose large lots run along Squirrel Road. Auburn Hills is also a condo town. Only about four in ten homes are detached single-family houses, and many of the rest are attached townhomes and condominiums, often with a garage of their own. An older ranch slab and a 1990s condo garage have very different problems, so we prep each one for what it actually is.
And Auburn Hills garages work hard. Bikes come back from the Clinton River Trail, which runs 2.1 miles across the city between Adams and Opdyke. Kids come home wet from the splash pad at Riverside Park, and families pack gear for summer concerts at the Knight Amphitheater, cabin weekends at Hawk Woods, and fishing along the river at River Woods Park. Add commutes to the Stellantis headquarters and the Oakland Technology Park, and move-in weekends at Oakland University. For a lot of households, the garage is the front door. The floor should look like it.

Auburn Hills sits on rolling glacial ground, around 960 feet up. USDA soil maps show much of the city on Marlette sandy loam, which drains well, but there's also plenty of somewhat poorly drained Capac sandy loam, pockets of Houghton and Adrian muck in the low spots, and frequently flooded bottomland along the Clinton River. Two houses a mile apart can sit on very different ground, so we moisture-test every slab before we coat it.

Every winter, salt brine comes off I-75, M-59, University Drive, Opdyke, Squirrel, Joslyn, and Baldwin Road and melts onto your garage floor. Bare concrete soaks it up, and freeze-thaw cycles slowly scale and pit the surface, worst at the door where the car drips. A sealed, non-porous floor lets salt and slush wipe right up instead of soaking in.
Homes near the river and creek corridors
The Clinton River runs through downtown Auburn Hills past Riverside Park and River Woods Park, and Galloway Creek winds through the city, with a branch running through Civic Center Park. The city has even won federal funding to restore wetland along Galloway Creek for added flood protection. In the low-lying neighborhoods near the water, basements can run damp, so we check slab moisture carefully and tell you honestly if drainage needs fixing first.
Builder-grade garages and condo floors
The typical Auburn Hills garage slab went in during the 1980s, '90s, or 2000s. It was broom-finished, never sealed, and by now it's usually dusting, oil-stained, and pitted at the apron, with shrinkage cracks across the bays.
