A city built in two decades — and the concrete shows it.

Warren grew almost overnight. The city went from about 42,000 residents in 1950 to roughly 89,000 by 1960 and nearly 180,000 by 1970, and the housing tells that story: according to Census American Community Survey figures, about 58% of Warren's roughly 58,000 homes were built between 1950 and 1969, and the median home dates to 1965. Only a small slice of the city has been built since 2000.

That boom came in two waves. Southeast Warren — Belangers Garden, Berkshire Manor, Piper Van Dyke, Warrendale and the southern part of Warren Woods — is largely postwar bungalows. North of Stephens Road, most homes went up after 1960 as brick ranches, in neighborhoods like Fairlane Estates, Bella Vista Estates, Northampton Square, Lorraine and Bear Creek. Either way, most of these garage and basement slabs are now sixty to seventy years old: pitted, spalled at the door, spider-cracked, and stained by decades of oil and salt. We grind, repair, and coat each one for what it actually is.

And Warren garages work hard. This is a city of shift workers and engineers — the GM Technical Center fills the block between Mound, 12 Mile and Van Dyke, and the Detroit Arsenal on 11 Mile is home to the Army's TACOM command. Add commuters on I-696, students heading to Macomb Community College's South Campus, and weekends at Halmich Park or the Warren Community Center on Arden, and the garage becomes the mudroom, the workshop, and the front door all at once. The USDA soil survey for Macomb County found the southern part of the county is almost entirely poorly drained soils — mostly heavy clay that holds water after a storm.     Base coat & flake

    A 100% solids polyurea base coat goes down, then your chosen flake blend is broadcast to full refusal for complete, even coverage.

  5. 05

    Scrape & polyaspartic topcoat

    Excess flake is scraped smooth, then everything is sealed under a UV-stable, slip-resistant polyaspartic topcoat that stays beautiful for life.

  6. 06

    Cure & enjoy

    Light foot traffic after about 24 hours, park on it after 48. Then just sweep and mop — that's the whole maintenance routine.
